1. Project Manager in Construction

Job responsibilities

• Highly experienced in Fit-out and Façade works in Construction
• Ensuring robust technical and commercial change control mechanisms / procedures are in place and are being adhered to diligently;
• Establish and implement project meetings whether internally or externally at Client premises and ensure their frequency and repetition;
• Ensuring accurate and timely reporting and planning;
• Responsible for managing all Client and Vendor interfaces to ensure seamless project execution is achieved;
• Establishing and setting clear goals and priorities for all projects;
• Supervise, develop and manage other safety professionals under their area of responsibility to ensure the effective administration of the project/company accident prevention efforts;
• Responsible for fulfilling the administrative duties of projects including, providing field oversight and assistance, preparing estimates, marketing the company and creating a customized schedule;
• Forecast and analyze construction costs;
• Acquire and manage all building permits and other regulatory prerequisites;
• Project budget management;
• Development and management of all project documentation (Forma 1, Forma 2, Time sheet and ect.);
• Monthly Reconciliation reporting to senior management;
• Manage project closeout process to ensure timely completion.

Requirements

• Associate’s or Bachelor’s Degree in construction management or related field or equivalent combination of training and experience
• Minimum 7-10 years of experience in construction management of a projects
• Excellent computer skills, including AutoCAD and MS Project
• Ability to adapt to changing demands and priorities
• Strong analytic skills in evaluating situations

2. Architect in Construction

Job responsibilities

• High experience in Façade, Fit-out & Finishing works
• Meeting with clients to discuss project objectives, requirements and budget
• Preparing and presenting design proposals, including detailed drawings of finished buildings, renovations, or restorations
• Meeting with construction professionals and clients to discuss feasibility of designs
• Reviewing local rules and regulations to ensure the construction project falls within all constraints
• Creating detailed drawings and specifications for architectural projects
• Specifying the materials required for construction of projects
• Working with computer-aided design software to create blueprints and images
• Working with contractors, surveyors, and building service engineers to create a construction schedule and bring the designs to fruition
• Coordinating work between various contractors
• Supervising construction of buildings to ensure projects meet deadlines, stay on budget, and adhere to the original vision for the design
• Visiting proposed locations and building sites
• Resolving issues that come up during construction
• Participating in project management throughout the construction

Requirements

1. Proven 5-7 years of working experience as an architect
2. Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
3. Excellent drawing skills and familiarity with design software (AutoCad, 3D Max, Rhino), extensive experience with AutoCAD and Microsoft Office programs
4. Strong imagination and the ability to think and create in three dimensions
5. Advanced communication and project management skills
6. Good organizational, negotiation, strong teamwork and leadership skills

3. Document Controller

Job responsibilities

• Coordinate all activities related to the Document Control procedure, including technical documents, drawings, and commercial correspondence.
• Store, manage and track company documents
• Scan, image, organize and maintain documents, adhering to the company’s document lifecycle procedures.
• Input document data into the standard registers ensuring that the information is accurate and up to date.
• Generate the various document control reports as required.
• Makes a reports addressing document control issue
• Responsible for issuing official document
•  Communicates with internal and external customers/field/supplier contacts regarding routine administrative issues
• Performs as project system administrator for the document management system
• Support document control at site in Engineering & Construction work, with a little of discretion is permitted
• Document processing, classification and records keeping when there is revising
•  Issues official document in compliance with given procedure
• Document collection and summarizing adding to basic document processing
• Understanding the work process of project and related function
• Makes sure that controlled copies of latest approved documents and drawings are given to the appropriate staff, subcontractors and suppliers as applicable
• Maintain updated records of all approved documents and drawings and their distribution clearly
• Maintain the documents and drawings in the Document Control office under safe custody without any damage or deterioration with easy traceability.

Requirements

• Higher Education
• Minimum 5 years related work experience in office work, documentation and control
• Knowledge of Azerbaijani (Fluent), English (Fluent)
•  Experience with document control software, process map software, FTP clients, ISO 9001:2008, SharePoint
• Knowledge in use of spreadsheets, database, word processing and selected job specific software.
• Ability to keep clear and accurate records and reports.
• Ability to use computer and rapidly input data and retrieve records and information.
• Ability to organize work load and to manage a filing methods and management techniques
• Strong MS Office (Word, Excel, PowerPoint, Outlook) skills

4. Project Planning Engineer in Construction

Responsibilities:

• Preparation of Project Schedule (Tools used: Primavera, MS Project etc.,) covering entire scope and within defined timelines
• Calculating Optimal Material requirement, Manpower Requirement (of various trades) & Machinery Requirement
• Plan for budget required for the project and create various budget heads to document and monitor the expenses
• Create Cashflow analysis (ie., Expected billing (cash inflow) vs Expected cashoutflow)
• Co-ordinate with various departments like Engineering (who provides working drawings), Procurement (who buys materials), Contracts (who awards contracts & raise any issues with the client), quality (who maintains )& Commissioning Departments
• Collect periodic updates and prepare daily, weekly and monthly updates of the project
• Create variance reports (Schedule Variance and Cost Variance – usually Earned Value Method (EMV) is used for this) at various stages of the project to analyse deviations.

Create Project Closing Reports and Learnings

Requirements:

• Work experience 7 years in Planning and Control in Civil Construction sector;
• Good knowledge of English;
• Deep knowledge of MS project and AutoCAD;
• Engineering degree;

Skills / Qualifications

• Bachelor’s degree in construction management, building science or engineering with a strong background in mathematics and accounting
• Prefer 7 or more years of related experience in managing large value contracts

Key Responsibilities

• Assist in Setting up the baseline cost control system (internal and external) and documentation for the project
• Prepare forecasts, cost trend reports, and monitor cost and budget forecasts on multiple projects on the same work site
• Responsible for maintaining change control, cost reports, etc.
• Evaluate cost-effectiveness of the design and recommend opportunities for improving efficiency and reducing cost of construction.
