1. Quantity Surveyor

Location: Baku, Azerbaijan (Applicable for only Azerbaijan citizens)

Responsibilities:

• Prepare tender and contract documents, including bills of quantities 
• Check prepared bills of quantity for accuracy and thoroughness according the drawings;
• If necessary carry out, on site, accurate measurements of work; 
• Prepare and analyse all types of quantities according the design for tenders; 
• Experienced in reading the project, To ensure that the works are done in a timely and high quality manner, sensitive to business tracking and feedback;
• Ability to communicate and express strength, business coordination and planning skills are high;
• Can work in dynamic, busy work tempo;
• Undertake tasks/activities and prepare all reports as may be requested by the Tenders Manager.

Requirements:

• Graduated from Civil Engineering or Architecture Departments of Universities;
• Minimum 3 years quantity surveying experience in furniture projects;
• Preferably speak English;
• MS Office (Word, Excel) and AutoCAD program can use a good degree;
• Be thoroughly familiar with current Quantity Surveying techniques.


2. Senior Quantity Surveyor

Responsibilities:

• Controlling overall design and contracts for proper preventive action;
• Organizing Project Documentation system (Drawings, Checklist, NFI, RFI, MA, MS);
• Organizing Laboratories and requirements as per requirements;
• Preparation Technical specifications for subcontractors;
• Managing project plans and making sure that the development of the project is done according to plan;
• Supervise and review the preparation of construction method statements with construction personnel;
• Organizing and Calculating quantity of works and preparation reports;
• Liaise between the construction and engineering  teams ensuring the harmony between engineering team requirement and construction team deliverables;
• Prepare Technical Material submittals;
• Follow-up with subcontractors during negotiations and offer award or subcontract terms, performance and payments;
• Maintaining organized and detailed project records;
• Preparation Variation Proposals as per Contracts like additional works;
• Preparation CMI and collecting information for demanding CMI & Additional payment;
• Organizing and preparation Handover procedures.

Requirements:

• University degree in Construction, Engineering (Civil Departments; Architecture) or a related field preferred;
• Minimum 5 years relative work experience;
• Excellent computer skills – MS Office applications (Word, Excel, PowerPoint, Outlook); proficiency in AutoCAD, Revit;
• In-depth up to date technical knowledge; strong knowledge of Quality Standards & documentation procedure;
• General management skills, including: leadership, effective oral and written communication skills; staff development, personal time management, and conflict resolution;
• Accurate and precise attention to detail;
• Excellent verbal and written communication in Azerbaijani & English (Russian is preferable).


3. Junior Cost Control Specialist

Responsibilities:

• Analyzing, tracking and controlling the cost associated with subcontractors, inspectors and suppliers in a large-scale construction project and communicate the results  of a cost report properly to the management;
• Evaluating project costs, ensure that costs remain within budgetary limits and provide critical assessment of budget and cost projections;
• Calculation of recipes, determine costs and efficiency of company purchasing activities;
• Review costs for all external inventory, labor, and material purchases;
• Analyze and recommend costs and cost savings, collect and compile purchasing data for analysis;
• Review and document inventory and material purchases, present cost estimates and budgets for new purchases;
• Accurate record and update existing and new purchased materials and goods, forecasts and plans future purchasing costs according to fiscal needs;
• Perform Cost of Sales analysis, compare budgeted and actual costs, review and investigate differences, make variance analysis and explain reasons of wastages;
• Analyze monthly, quarterly, annual operating information and consolidations, support month end and year end closing;
• Other relevant duties assigned by the line manager. 

Requirements:

• University degree in accounting, finance, business with emphasis in accounting, or a related field preferred;
• Minimum 1 year experience (previous accounting, bookkeeping, or related experience is advantage);
• Excellent computer skills; experience in accounting software, Microsoft Office Suite, especially in Excel;
• Accurate and precise attention to detail;
• Ability to multitask, prioritize, and manage time efficiently;
• Excellent verbal and written communication in Azerbaijani & English (Russian is preferable).


4. Fit-Out Site Architect

Responsibilities:

• Assisting in the furnishing of project bill of Quantities and quantity take-off estimates with Quantity Surveyor; 
• Attend field reviews, on-site meetings and project meetings and coordinate schedule reviews and submit samples;
• Furnishing of complete working Drawing from schematic/preliminary design up to construction stage;
• Quality Control and Quality Assurance of materials and works being executed and involving in fabrication process;
• Furnishing of Shop Drawings and site documents; 
• Furnishing of Project Progress Report and Constraints;
• Ensure that the architect’s design is delivered by the contractor and is responsible for dealing with any on-site design problems that arise;
• Coordinates work with engineering and construction units at project site. Reviews, approves, and issues detailed design and construction drawings and specifications prepared by others.

Requirements:

• At least 5 years of experience in high quality Interior fit out works; 
• Be able to work independently and with initiative;
• Problem Solving & Decision Making;
• Excellent Reporting skills;
• Ability to work under pressure;
• Ability to meet deadlines without excuses;
• High level of Planning & Organizing;
• Knowledge of finishes materials & details;
• Good knowledge of English language;


5. Human Resources Specialist

Requirements:

• Bachelor degree in HR or Business Administration and/or equivalent level of experience;
• Experience consulting on procedural requirements for various visa types;
• Strong interpersonal skills, time management, prioritization, and multi-tasking skills required;
• Basic computer knowledge (MS Word, MS Excel and Email) required;
• Well organized and detail oriented with an ability to multitask;
• Proven ability to work independently and in a team environment;
• Knowledge of general HR practices required;

Responsibilities:

• High level of communication and interaction with State Migration Service in order to ensure the process is carried out correctly, in adherence to the required time-scale and that all parties involved in the process complete all steps;
• Responsible for overseeing and coordinating the Work and Residence permit application process for all of non-national contractors assigned in Azerbaijan;
• Coordinating the on-boarding process of newcomer expatriate employees, conducting pre-departure and post-arrival orientations and briefings;
• Conducting orientation training for new employees in  projects and monitoring their adaptation process;
• Updating databases;
• Solving employee conflicts regarding supervision and organization;
• Providing weekly updates in terms and Residence Permit status updates.
• Identifying training needs of employees and preparing training plans;
• Administer immigration process and prepare immigration filings;
• Implementing other HR practices within the company;
• Preparing required Reports;
• Coordination work with partner Companies and Governmental Bodies.


6. Production Planning Engineer (Furniture Production)

Location: Baku, Azerbaijan

Responsibilities:

• Production plan achievement rate (On-time delivery)
• Production cost (Depreciation, Indirect material, Power)
• To lead assistant engineer on production control work
• To coordinate with Procurement department for materials problem & delivery solving
• To coordinate with Quality assurance department for a product quality issue
• To plan daily production schedule and introduce of new products. (Primary mass production)
• To monitor production progress and to coordinate with related department for problem solving
• To analyse cycle count results and find ways to reduce inventory difference monthly.
• To plan improvement activity for a productivity, quality level and reduce of production cost.

Requirements:

• 3+ years of experience in establishing and managing of production planning and inventory control.
• To have knowledge of the production planning and inventory control.
• To have knowledge of traceability of products and materials
• Anticipate client needs and react to them before they are raised
• Strong change leadership skills, customer focus
• Ability to work with domestic and international teams
• Strong verbal, written, analytical and interpersonal skills 
• Ability to respond to inquiries from regulatory agencies, business community and employee


7. COMMERCIAL SPECIALIST (Furniture Factory)

Responsibilities:

• Preparation of operational budget, profit and cost estimation for the project;
• Responsible to control and monitor project total expenditure including verifying and checking of invoices and claims from suppliers, vendors and subcontractors; 
• Provide cost controlling support for all projects which includes variation reporting, monitoring of milestone progress to the preparation of customer billing process, etc.;
• Perform technical and commercial review of subcontractor’s quotations for the preparation of Service agreement;
• Coordinate and work with the project management team to resolve project issues to ensure the delivery/completion of the project work;
• Attend project meetings and discussions with the PMT and external clients;
• Preparation of Internal Payment Statements for the clients. Calculation of total amount and cost estimation of extra works, evaluation and reconciliation of client’s interim payment certificate.

Requirements:

• Relevant Experience;
• Proven ability to take initiative and execute on plans;
• Strong communication skills;
• Strong  English and Russian speaking and writing skils;
• Ability to operate independently, time management and multi task;
• High energy, enthusiasm and a drive to succeed;
• Functional literacy and capability of recognizing part numbers and line codes to ensure the proper selection of parts.
